Define a suitable fit-out opportunity
An office manager researching a possible move is not at the same stage as a project manager requesting a tender return. Qualification should establish what the enquiry represents before counting it as a live project.
Agree preferred office sizes, service boundaries, locations, timing and project values where appropriate. Tenant, landlord and consultant contacts can all be relevant, but their authority and information will differ.
| Situation | Helpful information | Next step |
|---|---|---|
| Early planning or possible move | Location, intended outcome and approximate timing | Initial discussion and brief |
| Refurbishment in an occupied office | Known scope and operational constraints | Assess the requirement |
| Defined fit-out package | Available brief, floor area and proposed programme | Review capability and proposal route |
| Tender or consultant enquiry | Procurement stage, documents and responsibilities | Commercial qualification |
Ask enough without excluding early-stage buyers
A form can capture the site region, project type, approximate area or headcount, desired timing, contact role and budget range if known. Give people an “unsure” option and a simple route if no property or brief has been finalised.
Supported uploads can accept existing plans or briefs where agreed. Do not make commercially sensitive documents public or imply that an uploaded plan establishes a final price or specification.
Choose channels around the opportunity
Service and project pages can support search discovery and referral checks. Search ads can focus on relevant contractor and refurbishment enquiries. Meta creative may introduce your work to people researching future projects.
Lease-event intelligence, data subscriptions, LinkedIn outreach, telemarketing and tender research are separate business-development activities unless expressly included. A lease event or guide download is not proof of an approved fit-out budget.
Keep the sales process visible
Agree who responds and how enquiries pass to estimating or business development. Record relevant contacts, qualified briefs, meetings, tender invitations, submitted proposals and known wins as different stages.
Where systems support it, feedback from unsuitable enquiries can improve targeting. Do not assume a low form cost reflects a low cost per qualified tender, or that one advertising click explains a contract won months later.
Local Authority and optional acquisition channels
Local Authority is first month free, then £499/month with an initial three-month commitment for the agreed website and organic visibility work. Google Ads management starts from £499/month plus direct Google spend; combined Meta management starts from £499/month plus direct Meta spend.
Campaigns are scoped for your business rather than a shared-lead resale panel. Prospects may still contact other firms independently. The proposal defines channels, fees, tracking and follow-up responsibilities without guaranteeing tender volumes or awards.
Local Authority for office fit-out companies
Build your local presence with a website, ongoing SEO and Google Business Profile optimisation. Office fit-out companies serving occupiers, landlords and project teams in a defined region can use our Local Authority package, with trade and primary-town exclusivity agreed before starting.
First month free. No setup fee. Initial three-month commitment. Months two and three are £499 each: £998 total for the initial three months. From month four, the website and ongoing SEO optimisation plan continues at £499/month on a monthly rolling agreement until cancelled.
- Core website sections and up to 10 core service pages, or agreed improvements to a suitable existing website.
- Your primary town plus up to five nearby genuine service areas at launch.
- 8–10 researched pages or agreed content improvements each month around relevant services, locations and project evidence.
- Google Business Profile optimisation, internal linking, technical SEO and monthly reporting.
- Hosting and maintenance included while the main plan remains active.
After completing the three-month commitment and paying outstanding fees, you retain ownership of the agreed website content and assets, with handover subject to the platform and licensing terms. Give at least seven calendar days’ written notice before renewal to cancel. After cancellation, hosting only is £29.99/month, or hosting with ongoing minor maintenance is £50/month; SEO and marketing stop. These are alternative support options, not additional charges while the main plan is active.
Wider regional or national campaigns, extensive portfolio production and specialist integrations are separately assessed. Google Ads, Facebook and Instagram Ads, link building and digital PR are optional additional services with separate fees. Advertising spend is paid directly to the relevant platform. See Local Authority details and full terms.
